Michigan first-time buyer guide
Buying a Home With Student Loans
Student debt does not automatically prevent mortgage qualification.

Payment calculation varies
Programs may treat reported payments, income-driven plans, deferred loans and loans in repayment differently. Current documentation and applicable guidelines control.
Debt-to-income is one measure
The calculation compares qualifying monthly obligations with qualifying income. It does not measure every household expense, so build a personal budget too.
Avoid assumptions
Do not pay off or restructure debt solely for qualification without seeing the effect on cash reserves and the underwriting calculation.
Compare programs
A borrower’s student-loan profile may produce different results under FHA, conventional or other eligible financing. Ask for a documented comparison.
Document the payment that applies
Do not assume the payment shown in a budgeting app is the payment a mortgage program will use. The lender may need a current statement, credit report and documentation of the repayment arrangement. If a payment recently changed, provide the new documentation early. Qualification rules vary by program, and pausing payments does not necessarily remove the debt from mortgage analysis.
Questions to ask before moving forward
- What total payment and cash-to-close assumptions are being used?
- Which requirement depends on the borrower, property or current program?
- What should be rechecked before an offer or final approval?
Document the current repayment situation
Gather the most recent statements, account numbers, balances and repayment-plan information before preapproval. If a payment is temporarily paused or recently recalculated, expect questions about the payment used for qualification. Keep the household budget separate from the underwriting calculation: even when a program uses a particular payment method, plan for the amount that may actually be due later.
Common questions
Do student loans prevent homeownership?
Not automatically. The payment, balance, repayment status and selected mortgage program influence the analysis.
Does a zero payment mean the debt is ignored?
Not necessarily. Program rules may require a calculated payment even when the credit report shows zero.
Should loans be paid off before applying?
That depends on cash, reserves, other debts and program treatment. Compare the full effect before moving funds.
