Different qualification paths

FHA-insured financing and conventional financing evaluate credit, debt and property under different rules. Conventional affordable programs may include income limits; FHA can offer another path for eligible borrowers.

Mortgage insurance matters

Both paths can involve mortgage insurance, but cost, duration and cancellation rules differ. Review monthly and upfront charges and how long you expect to keep the loan.

Property and appraisal

FHA has minimum property requirements in addition to valuation. Conventional loans also require acceptable collateral. Needed repairs can affect either path.
